Happy Sunday, friends. Started off this week by listening to housing forecasts from two of my favorite housing economists. Steven Thomas and Logan Mohtashami were at an event that @jasonthibodeauofficial threw in Huntington Beach, and being in the same room with these awesome data nerds filled my cup. With that said, their data aligns with what I try to post each week to keep a steady eye on the supply and demand in the market, so I can help educate my buyers and sellers on the best selling and offering strategies. This week, we had slightly more inventory come on the market and more homes go under contract, which, again, is where I see the early-season momentum trickling in. Rates ended pretty much flat with where they started the week, meaning they remain at the lowest we have seen in years. I don't expect any rate cuts next week, and all eyes and ears will be on the tone of Fed Chair Powell to see if he gives any clues about when the next rate cut may be. All of this economic data also coincides with keeping an eye on the unemployment claims, and we have some of the top tech companies reporting earnings this week. Orange County Market Report - Week of Jan 12th,2026 - Jan 18th, 2026. Inventory increased as expected this week, and homes going under contract or pending also increased, as I suggested would happen in last week's video. The 10-year yield rose, yet rates stayed about the same, showing the power of what buying $200 billion in mortgage-backed securities can do. We are starting the year off with momentum, and it will be exciting to see where it goes. I predict more homes sold this year than last, and we are already ahead of schedule. Orange County, CA - Housing Market for Jan 5th - Jan 11th, 2026 Inventory increased significantly this week compared to last week and was slightly higher than last year's week 2 numbers, but homes going under contract and pending stayed similar. Rates touched the high 5% range on Friday with the Gov't announcing a 200 billion dollar mortage back securities buyback, and that bodes well for buyer momentum starting this year. CPI, PPI, and unemployment claims will come out this week, and that could push them back up to the 6's; however, if they get close or stay close to the upper 5% range, I would expect more homes to go under contract next week, and it could be that the buying season starts a little quicker this year.
